Get started in property market

The property market has been known to be a classic and proven product that gives a good return on your investment. Most property owners would have doubled, tripled the original price of their property depending on how far back in time you compare the prices to.

So, how do we get started in property investment? Here are steps that you should go through before you make your first purchase.
1. STUDY  It is always prudent to do your homework before you embark on any investment. Study the location , property prices etc...

2. DEVELOP A STRATEGY Real estate investing is very broad and you have to choose the strategy that not only suits your financial capacity but also your risk appetite. Will the property be a buy to let investment? Will it be a buy low and sell high investment? Buy to renovate and sell at a better price later?  There are a big range of strategies to consider and they all have to be accounted for wisely.

3. SIMULATE A PURCHASE Before you buy your property, begin with the end goal in mind. Go through the exercise of looking ahead as if you have already purchased the property. What property will you purchase? How are you going to meet the financial obligations? What are the next steps to create profit? Who is your target market that will lease your property? How will you market your fixer upper to reach your buyers? Once you can confidently answer these questions, you can now proceed to the last step.
4. CHECK YOUR FINANCES Before you jump in to buy any property, make sure your basic necessities are met. You should have a healthy cash flow to cover your living expenses; with a minimum of 6 months emergency fund. Once you have covered these basic expenses and still have excess cash for investment. You can now advance to buy your first property.

Let's Start A Good Year

It's now time to sit back and set aside the time to plan well for the new year!  I believe it is going to be an amazing year to move forward and live the life of prosperity and purpose that God has in store for us!

Today it's not exactly a New Year's Day...probably we're well into the New Year even....but you can start to be financially free any time of the year as long as you put your act together. Let's start with a Bang!
1.  Set aside past failures, and mistakes – It’s a new day!  The only power the past has over us is what we allow it to have.  Learn from the past and use it to create a better future.
2.  Forget past victories and successes – Don’t get stuck in past triumphs, it’s time to move on and move forward because greater days are still ahead!  If we all think last year was amazing, I believe the coming days, weeks, months will be even more awesome!
3.  Review what’s in the present – Check if you have met your goals and targets.  See if there are any areas that need improvement and focus.  You have to manage your priorities to stay in focus on your goals!
4.  Set your new goals – After reviewing how you have fared, it’s now time to set goals that are achievable. Write them down so you won't forget and review them from time to time.
5.   Start that saving plan, business or investment that you always dreamed of-  Believe the reason why you are reading this.It is because you have it in your heart to be financially free!  Start creating steps to pave your way. Study and put your lessons to the test by actually acting on them!

All the best! Happy New Start!

Strategy To Become Rich

Dear family & Friends

As new year starts, we get a lot of enthusiasm on how to start the year good and hopefully be able to carry it onward till the end of the year at least. Here's part of my thoughts.

A Strategy To Become Rich

Keep no more than one wife or husband and ran a happy home. Stay away from people who always push their opinions on you. Buy no alcohol and cigarettes.

Raise your own chickens for a good supply of eggs. Grow your own vegetables. Put away a third or as much as you can of your earnings before you think of spending it all.

Go to town on weekdays instead of weekend. Buy no more than you need. Stay in town no longer than necessary.

To be rich is not just in terms of material wealth...happiness must be included. Perhaps not everything suggested is applicable to all as we all have different circumstances...for me, that's that!

Hope you have a greater plan than this and let's get our goals going:)

Yours,
